If you rent a home managed by Better Home Manager, the person you call is Dennis Mak — not a ticket queue. Here is how the practical things work.

Maintenance requests

Report anything that is broken as soon as you notice it — small problems reported early are cheaper and less disruptive to fix than large ones reported late.

Call or text 913-735-3625, or email. Include the address, what is wrong, and a photo if you can take one. You will be told what happens next and roughly when.

Report an issue

If it is an emergency

For anything that threatens life or safety — fire, gas, a medical emergency — call 911 first. Then call 913-735-3625.

For urgent property problems such as a major leak, no heat in freezing weather, or a failure that makes the home unsafe, call rather than email, at any hour.

Available homes are listed as they come up. Call or email to ask what is coming available and to arrange a viewing.

Applying

Every application is assessed against the same written criteria — income verification, rental history and a background check. You will be told what is needed up front, and what the decision was.

Moving in

The condition of the home is documented and photographed before you move in, and you get a copy. It protects you as much as it protects the owner.

Fair housing

The same rules, for everyone.

Better Home Manager follows federal and Kansas fair housing law. Applications are assessed on written criteria applied the same way to every applicant.

Better Home Manager does not discriminate on the basis of race, color, religion, sex, disability, familial status or national origin.

If you need a reasonable accommodation for a disability at any point in the process, say so — it will be handled properly.
